Construction Cost Estimating

OpenCostEstimating

Best practice, consistent, and efficient construction cost estimating should consider Owner, Builder, and AE requirements. Here’s a shortlist for your consideration and comment.

1. EXPERIENCE, EXPERIENCE, EXPERIENCE. Nothing is more important than decades of actual experience in the field as well as detailed line item experience.

2. COMMUNICATION – Use industry standard terms in plain English for each construction task. Minimize the use of acronyms and/or abbreviations. In fact only use abbreviations for units of measure.

3. Common data format (CDE) – Use CSI MasterFormt (50 division) to organize data.

4. Detail – Assure labor, material, and equipment breakdowns are available for EACH task as appropriate.

5. Integrate your work with a LOCALLY RESEARCHED unit price commercial construction cost data base. You can’t know or keep up to date on everything, and even if you did/could, this is a great way to supplement your data. DO NOT USE a national unit cost book and/or location factors/indexes.  The latter will introduce significant error.

” As I told one of the other participants, my knowledge has at least doubled after sitting through today’s class. I learned an immense amount of helpful tips and tricks to make me that much more efficient at costing out projects. I also learned quite a bit of peripheral knowledge, such as all the helpful references, rules of thumb, and shortcuts. Who knew there was a table for lbs. of sheet metal, SF of insulation, # of diffusers and return registers, per ton of cooling on packaged a/c units? I didn’t before today. That sure makes figuring out how many lbs. of sheet metal a breeze! Knowing that such references are built into the software, and knowing where/how to find them, is beyond helpful.” – USAF CE/CES

The Importance of Construction Cost Standards

Masterformat, Uniformat, and reference cost databases such as RS Means Construction Cost Data are important “best practices” for enabling facility Owners, Contractors, AE’s, and oversight groups to achieve higher productivity, accuracy, and transparency for all construction, renovation, repair, and sustainability projects.

–    MasterFormat is a standard for construction unit price line items for commercial and institutional ( JOC, SAB ER, IDIQ, SATOC, MATOC, MACC, POCA, BOA) building projects.  MasterFormat was developed by the Construction Specifications  Institute (CSI) and Construction Specifications Canada. In November 2004 MasterFormat expanded from 16 Divisions to 50 Division to keep pace with the construction industry.  [2].
–    UniFormat, also a publication of CSI and CSC, is a method of arranging construction information based on functional elements, or parts of a facility characterized by their functions, These elements are often referred to as systems or assemblies.  Uniformat II is the current version available.
–    RSMeans Cost Data adheres to, and expands upon the MasteFormat and Uniformat II standard, while 4Clicks provides an even further enhancement of RSMeans Cost Data, providing approximately 400,000 line items.
